JOB DESCRIPTION:

Arnett Custom Homes is seeking a dedicated and experienced Superintendent to oversee all site construction activities. This role involves managing field and subcontractor personnel, ensuring projects are completed on schedule and within budget while maintaining the highest quality standards and adhering to safety practices. The ideal candidate will have a strong background in construction management, excellent time management and communication skills, and the ability to foster positive relationships with all parties involved in the construction process.

RESPONSIBILITIES:

  • Collaborate with Arnett Management and Sr Project Manager to oversee field operations for High End Luxury Homes in Charleston and surrounding areas.
  • Actively communicate, prioritize email traffic, and maintain the critical path.
  • Develop and manage job schedules to meet target milestone dates.
  • Build and manage job budgets to ensure projects are completed within budget.
  • Review subcontractor scopes of work and provide feedback to project managers prior to contract award.
  • Evaluate submittals for compliance and coordination.
  • Review and analyze subcontractor and owner-directed change orders.
  • Monitor job cost reporting and assist project managers in maintaining budget control.
  • Ensure all projects are built according to approved construction documents and specifications, and document any changes throughout the construction process.
  • Order materials and schedule necessary inspections.
  • Interface with project inspectors, contractors, architects, engineers, city and county officials, and customers.
  • Maintain positive relationships with customers, contractors, suppliers, and employees.
  • Prepare daily reports, safety reports, and schedules.
  • Promote job site safety, encourage safe work practices, and address job site hazards.
  • Ensure adherence to company safety policies and regulatory requirements.
  • Maintain a clean and organized job site.
  • Conduct weekly progress meetings with subcontractors, vendors, and customers.

QUALIFICATIONS:

  • Must have 5+ years experience
  • Excellent communication skills for managing daily activities with customers, employees, subcontractors, and suppliers.
  • Experienced in scheduling, ordering, field supervision, quality control, safety, and production in all construction phases.
  • Strong time management and communication skills, with the ability to work under tight deadlines and pressure.
  • Hands-on knowledge and ability to perform construction work.
  • Proficient with Microsoft Office/Project and G Suite products.

Skills Strongly Desired:

  • Working knowledge of various construction management software.
  • Bilingual in English and Spanish.
  • Familiarity with local subcontractors and building codes.
  • Experience with high end custom homes.
